Who Qualifies for a Desktop Appraisal?

A person typically qualifies for a desktop appraisal if they are looking to purchase a single-unit, primary residence with a low loan-to-value ratio (LTV) on a purchase transaction, meaning the loan amount is significantly less than the property’s value; this is usually considered a low-risk scenario where a full physical inspection might not be necessary.

  • Lender guidelines: Specific eligibility criteria for Desktop Appraisals may vary depending on the lender and their guidelines.

  • Property complexity: Properties with unique features or significant renovations might not be suitable for a Desktop Appraisal.

  • Accuracy limitations: Since there is no physical inspection, the valuation may not be as precise as a full appraisal.

  • Property type: Primarily used for single-family homes, including those with an accessory dwelling unit (ADU) or properties in a planned unit development (PUD).

Hybrid Appraisals

A “hybrid appraisal” is a real estate valuation method that combines elements of a traditional appraisal with digital data collection, where a third-party inspector, known as a Property Data Collector (PDC), gathers property details like photos, floor plan, and other condition assesments on-site, then transmits that information to a licensed appraiser who uses it alongside market data to determine the property value; essentially offering a faster and potentially cheaper alternative to a full appraisal by leveraging both in-person inspection and online analysis.

Traditional Appraisal Products

ValuDesk currently offers traditional appraisal services for conventional mortgage lending transactions throughout the Greater Houston Metro Area. This currently includes Harris, Galveston, Chambers, Liberty, Montgomery, Waller, and Fort Bend counties. Please check back as we continue to expand our coverage area. Traditional appraisal services we currently offer are limited to:

  • Non-complex- 1-4 unit residential properties with a transactional value less than $1,000,000 and complex 1-4 residential units with a transaction value less than $400,000.

  • Vacant or unimproved land for which the highest and best use is for one-to-four four family purposes.
